Below is a picture of a "Realtor's For Sale Sign" stuck in the lawn in front of a house for sale.

One of my many money-making projects was to provide the "For Sale Flyers" (that go in the box) to RE Agents for Free. I'd then put businesses that Home Buyers would be interested in.

Businesses like "Pest Control", HVAC, Plumbers, Roofers, Landscapers, Electricians, Tree Trimmers...etc......I'd contact and get them to buy an Ad on the BACK of the For Sale Flyers.

This was a Win-Win all around BUT......there was one problem I hadn't counted on......the RE Agents would NOT "Maintain" the boxes!

They wouldn't keep the boxes FULL! The boxes were empty, on average!

So......what could I do? Well.....I did something that got RE Agents to "PAY ME GOOD MONEY for a Service that would help them Sell the properties.

If you're interested in knowing how I turned these Flyer Boxes into Money-Makers......respond to this thread. If I get "enough" responses I'll give MY answer!

OK......one response. Whoopee!

So.....I'll bore the rest of the viewers here by revealing the "rest of the story"......anyway!

I got tired of seeing Empty Flyer Boxes with MY Flyers in them so......I created a Mobile Website where I put Photos and Info for each property.

I then put my "Scan Here" Sign (with QR Code) on the Flyer Box or For Sale Sign. House Hunters would see the flyer boxes (or For Sale Signs).....see the "Scan Here" and QR Code and.....Scan in.....bringing up the MOBILE site for that property.

I charged each RE Agent a Set-Up and monthly fee.

Anyways......this has worked for me and again......when us "idea" people find a "lemon" we turn it into "lemonade".

First, thanks for sharing this story of business problem solving!

The reality is, any kind of business throws these kinds of problems at you all the time... If you can't solve them, you get stuck, or go under! (Which does happen to many businesses, sadly, when they can't figure out how to solve their problems...)

So... It's not enough to just start a business... You gotta keep a good head on your shoulders, too!

Your solution shows creativity, and what's more, generated more income for you too! Wow, if only all solutions could be like that...!

Very creative!

Taking it back to a paper solution, I wonder if the homeowner, where the
sign/box was located, would keep flyers in the box?

Not something you could depend on though.

Super idea. I wish Al Gore had invented the Internet and all its attendant goodies when I was a CA real estate broker back in the early 90's. I guess he was in his inspiration stage and was about to launch it.

Anyway, Happy Thanksgiving to everyone who celebrates this day. I say that in this thread because we all, except for a certain few professions, have the day off. That means we can take a leisurely drive and look at all the for sale signs and see how they match up with Don's idea. I bet there won't be many.

OK.....here's what you can do;

There's a new software program called "FSBO Finder" by Luther Landro.

What this does is finds FSBO's in cities or zips of your choice....you activate the program......see how many FSBOs comes up and then.......contact 5 RE Agents in that city or zip and tell them you have the Names & Addresses of X FSBOs and you'd like to "sell the names on a Monthly Basis" ($150 per mo has worked)

You then tell the agents you will sell this FSBO list to ONE AGent for the next 3 mos ($150 x 3 = $450)

You collect $450 from ONE Agent and use the software program to get the FSBOs for the next 3 mos. You can then re-negotiate for additional 3 mo periods.

If any of the 5 don't buy.....contact another 5. We haven't had to email more than 5 in an area.

Don, wow, this looks amazing. But when I found the offer on Warrior Forum, it appears that Luther has abandoned the project and left buyers without support.

Amazing stuff, if it was available and worked as advertised.

Wonder how you could find somebody to duplicate the software? Hmmm???

I'm on Luther's List and bought it when it first came out. REALLY gets RE Agents "excited".....especially the FSBOs who've been trying to sell their homes for 90 days or more.

Usually an "automatic" listing.....which Agents will Jump On.

I'll check and see if Luther (or someone else) will offer again.
