Go to a second hand shop (or rent) a lot of cheap chairs. Put ads out for different topic seminars you will hold 5 days a week.

You decide what you are an expert on. Also if people in the area have merchandise and are experts in their fields invite them for their own seminars and you take a 20% on all their sales.
