Default I'm Curious To Know How Many...

real estate investors we have visiting this board. I know that there are *numerous* real estate investing boards available. We've had a few real estate threads here in the past. Dien usually includes a couple from the other boards in the eHotsheet. I also know that there seems to be some cross-over between the two camps.

If you invest in real estate or are interested in it, I would appreciate it if you would just reply to the thread. (You can also e-mail me if you like.)

Hey Rick,

Real estate is certainly an interest of mine. Haven't taken plunge yet though.

No.. I DON'T invest in real estate, and have no desire to.

I HAVE however, co-written an ebook that explains how to make money in real estate by providing a very useful service.

Nope. Doesn't mean the market might not turn soft. But creative real estate investors learn ways to profit in both up and down markets.

Interesting. I was aware of your e-book. Perhaps I missed something. I thought the e-book was about selling homes on lease options.

Could you clarify a bit for me? IOW, what is the service you're suggesting? I'm assuming you have some experience in the area you're talking about.

No, my book is about building an income by assisting FSBO's!

You might have seen information about the Jim Straw book, which is about options, but not as most people think of them.

Default Adam Buys Houses...

Since first discussing this issue here-- about a year ago-- I've dived into creative real estate investing, full bore.

Here's one thing that you need to be aware of:

There are more hucksters and conmen in this field than in internet marketing. (And you know there's A LOT in net marketing!)

I thought that the hard part would be finding people who would give you their house with no money down.

Wrong! This is the easy part.

The hard part is finding good deals with equity in them.

Everything is smooth sailing as long as your market keeps going up.

But I've met several investors who've owned 20, 30... even 50 houses that were purchased with no money down techniques with little or no equity who gotten CREAMED because the market here has turned soft.

They don't any exit strategies because THEY DON'T HAVE ANY EQUITY. They can't sell it for less than is owed on the note. They can't lower rents, because the note payment is more than rents, which have fallen 30% in some cases.
