Have an idea I can't get out of my head - Help!

So I have been thinking of this idea geared for smaller business looking to market their business to a set of eyeballs that are eager to learn about the area they live in. The idea is a magazine that is geared specifically for people that have just purchased a home in a city/town/county. Articles would be about "Things to think about when settling in" or "Did I get the right mortgage?". Things that a new homeowner would immediately think of while settling in. Then... Sell ad's geared towards these new homeowners. Well it make a mountain of money right away? No. Will it be enough to reinvest and grow... Absolutely. Need your thoughts. This has been keeping me up at night... I have a lady that used to sell ads in newspapers door to door that wants to sell this if I can get it started.
