Hi Billy B, Thanks for making that point. Melissa Data uses information from the county records. In other words the deed filings. These can be filed anytime after the home is sold. Most list brokers use this information and most of it is not usefull for a welcome service. I am not suggesting to use these brokers for your mailings or for your list of new home owners. There are much better ways to get NEWER leads. What I am suggesting is to use the look up fuction at Milissa data to get the monthly Average of new home owners that move in to any area. With that information you can set your prices per area and know how many new homeowners move into a zip code each month. Melissa Data give the monthly total for each zip code for the last year or two. Best of success, Skip Rosell |

Now some areas of the country, especially rural areas, the data is out dated. I just checked the Wauchula, FL area where I'm out and the data isn't 1 month, 3 months or even 9 months old.
