I consult with #1 realtors, brokers and investors. Photos and video that look like MORE WORK for the buyer - will not sell the house. (I'll explain what MORE WORK means) #1 - You don't have a Headline #2 - People in the real estate market today want to think they are getting a good DEAL. So you must must must have a "Reason Why Headline" in Your Ad I've sold houses with headlines that read: Just Married Have to Sell my House Fast Cuz We're Paying 2 Mortgages Got a couple 100 phone calls and sold -------------------- Or "RETIRING and moving to FL -------------------- Or "Got Transferred to CA for new job Must Sell This House Fast because my Furniture is GONE! Call ___________. =================== Must Sell New House Quick Bought Daughter a Horse and Need More Yard and Grass! Again - lots of phone calls. AND this one was jumped on by the editor of the local Newspaper - cuz of the Horse angle. So we had a bidding war for it. ALWAYS good news. ------------------- #3 - Your Photos and video Do Not Show What Home Shoppers are EXCITED ABOUT Up-Front. A - Your cover photo made me think, "Oh God look at all the trimming work I'd have to do around the driveway." Instead... Show the Front Entrance door Any Bay window or windows with a view The Bathroom The Kitchen with a clear view of the Cutting and work surface. Age of the appliances. Your Kitchen photo is buried far into the video and looks dark and gloomy. ============= ============= IF I were asked to sell your parents house I'd ASK the same Questions House Buying prospects are wondering, "Why are you moving?" "Why was the price reduced? "What is WRONG with the house that makes you drop the price by 100K? Thanks, Glenn Osborn P.S. - Didn't intend to preach but I do this a lot and you'll NEVER sell the house with photos of Problems and areas nobody cares about. I shuddered to see all the trimming and lawn work. All your pictures Show SWEAT and Problems. Instead of bright shiny possibilities. P.P.S. - Realtors can't take photos worth a darn. OR write PSYCHOLOGICAL REASON WHY Ads that Feature a REASON WHY Headline and the 5% of info people WANT to know before they will call you. I helped a guy s ell his multi-million dollar house in Lake Tajoe. Just Divorced & Must Sell Lake Tajo Mansion I Built Myself to Divide Up for Settlement. Call _________. Worked like a charm. He was reluctant to run the ad. But after his realtor couldn't sell it after 8 months. This "Divorce Forcing me to sell" ad was created as a flyer and stuck on all the other house door knobs around the lake. It got snapped up in 48 hrs. |

I'm currently testing headlines for a new book. THE REASON WHY is almost a Requirement today. Your Opinion Please: Does the "10 Emergency Cash Ideas for Wheelchair Bound client" Tell You That The Reason Why You Should Buy the book is that IF a Guy in a wheelchair can do it - SO CAN YOU? Or Is it too subtle? I'm In Test Mode to Create my next REASON WHY Headline. Glenn |

That headline did not make me think anything, let alone your intended message of "so easy even a guy in a wheelchair can do it" - probably not the message you would want to send anyway. I realize shock value can be powerful, but in that case, probably more offensive then anything. Just my 2 cents- perhaps others will chime in with their opinions also.

![]() Glenn, I think your headline pushes some of the right buttons. I admit that I was thinking basically your very point as I read it ... "how the hell hard can it be if a guy in a chair can do it ..."
However, yes, maybe it is a little "over the top." Thought provoking, though. Very subtle lesson from the Professor of NLP! (Ha! I agree with Doug! I have a little trouble following some of your posts, too. But this one ... more my speed!) |

Thanks for all of the wonderful ideas and case studies you post here. A real treasure trove. I can read and understand your posts, but only because I own a secret device that also lets me decode Phil's posts. Just kidding! I like the title that you're using for your book. "10 Emergency Cash Ideas" always gets attention from the crowd looking to generate money yesterday. "For wheelchair bound client" does make me think "easy" or "easier". Also makes me think that the content is not gender or age restrictive. Maybe a teenage daughter or niece could use the book to make money. Just my thoughts. Ron |

I'm still testing headlines and subheads. But you Get The Point. IF a 1 legged golfer can hit it a mile - (You think - mebbe this will help me too) Same strategy I'm testing here. IF a guy in a wheelchair can make munny with these ideas - (Maybe I can too) My Discovery is you should only borrow from the #1 HomeRun Ads and S ales letters of all time. FIGURE out why they worked. Then test (To make sure you got it right) - without spending munny. When a test pulls great. THEN you create the product and sell it. I have clients - right now - who ignore that advice - to test a bunch of times FIRST - then build it. Pow! - the --free-multiple-testing-- idea goes right over their heads. They pour munny and time into an idea they LUV. Which 99 times out of 100 is a DUD. (That is just Reality.) Then hire me to sell it. (Sometimes I can sell it but most often I have to find some aspect or idea or element - they hadn't thunk of - that is ALREADY selling well somewhere else. Then we Promote that. |
